HIU Servicing & Annual Maintenance London
Heat interface unit servicing is a planned visit that cleans strainers, checks valves, sensors, pressures and temperatures, and records the results, so faults are caught early and the heat network runs efficiently.
Commercial rate: £75+VAT per half hour, minimum 1-hour charge
What an HIU service includes
Annual heat interface unit servicing keeps each unit delivering hot water and heating reliably and helps the whole network hold low return temperatures. A typical service follows the manufacturer’s guidance for the unit installed.
- Isolate, clean and refit primary strainers
- Check PICV and actuator operation and setting
- Check plate heat exchanger performance on hot water and heating
- Record primary flow and return and secondary temperatures
- Check secondary pressure, expansion vessel and safety valve
- Inspect for leaks, corrosion and insulation damage
- Check heat meter display where fitted and report faults
Block-wide maintenance programmes
For managing agents and heat network operators we plan servicing across whole blocks or estates, coordinate resident access, and provide a consolidated report listing each flat, the readings taken, the condition found and recommended actions. Units that cannot be accessed are flagged for a revisit.
Consistent servicing makes it far easier to spot the units that are pushing return temperatures up across a scheme — often the biggest single cause of poor network efficiency.
Common Questions
How often should an HIU be serviced?
Most manufacturers recommend at least an annual service. Busy schemes or those with water quality issues may benefit from more frequent strainer cleaning.
What is heat interface unit servicing?
It is a planned check of the unit: cleaning strainers, testing valves and controls, recording temperatures and pressures, and reporting any defects before they cause a breakdown.
Can you service every unit in our block?
Yes. We plan block-wide servicing, organise access with residents through the managing agent and issue one consolidated report.
How is servicing priced?
Labour is charged at £75+VAT per half hour, minimum 1-hour charge. Block programmes are quoted after a survey of the scheme.
